ADJUSTABLE RATE LOAN PROGRAM DISCLOSURE IMPORTANT MORTGAGE LOAN INFORMATION PLEASE READ CAREFULLY This disclosure describes the features of the Adjustable Rate Mortgage (ARM) program you are considering. Information on other ARM programs from your lender (“us” or “we”) will be provided upon request. This disclosure does not constitute a commitment to make a loan to you. If you eventually obtain a loan, the note, security instrument and related documents will establish your legal rights and obligations regarding the loan. HOW YOUR INTEREST RATE AND PAYMENT ARE DETERMINED: • Your initial interest rate for the loan may be established by us based on market conditions. As a result, your initial interest rate might not be based on the index used to make later adjustments. Your initial interest rate may be higher or lower than the rate that is based on the index by an amount called the premium or discount. Please ask us for our current premium and discount rates. • The effective date of a change in your interest rate is the Change Date. • Beginning with the first Change Date, your interest rate will be periodically adjusted based on an index rate plus a margin, rounded to the nearest one-eighth of one percentage point (.125%), subject to your periodic and overall interest rate limitations. Please ask us for the current interest rate and margin. • The index rate upon which the interest rate will be based is the average of interbank offered rates for 1-year U.S. Dollar denominated deposits in the London market (“LIBOR”). • Information about the current index is published in The Wall Street Journal. • If your initial interest rate is not based on the index, your interest rate may increase on the first Change Date even if the index decreases. • Your payment will be based on the interest rate, loan balance and remaining loan term. HOW YOUR INTEREST RATE CAN CHANGE: • Your interest rate is fixed for the first first 60 months, after which your interest rate can adjust on each Change Date based on the index rate plus a margin (subject to your periodic and overall interest rate limitations). The first Change Date is the due date of your your th monthly payment. A Change Date will occur . • Your interest rate will be rounded to the nearest one-eighth of one percentage point (.125%) at each Change Date. • Your interest rate cannot increase or decrease more than than 1.000% at the first Change Date and cannot increase or decrease more than 1.000% at each Change Date thereafter. This is your periodic interest rate limitation. • Your interest rate cannot increase or decrease more than than 5.000% over the term of your loan. This is your overall interest rate limitation. • Your interest rate will never be less than the margin. HOW YOUR MONTHLY PAYMENT CAN CHANGE: • Your payment can change each time your interest rate changes beginning with your your 12 payment. Subsequent adjustments may occur once each year thereafter. • Your payment may increase or decrease substantially depending on changes in the interest rate. • You will be notified in writing at least sixty (60) calendar days before the due date of each adjustment to your payment. This notice will contain information about your index and interest rate, payment amount and loan balance. INITIAL AND MAXIMUM INTEREST RATE: For example, on a $10,000, thirty (30) year loan with an initial interest rate of 3.5% in effect in August 2013, the maximum amount the interest rate can rise under a 5/1 ARM with 2/2/5 caps is 5 percentage points, to 8.5% and your monthly payment can rise from a first year payment of $44.90 to a maximum of $72.22 in the 6th year. • To see what your payments (excluding escrow payments) would be, divide your loan amount by $10,000; then multiply the monthly payment by that amount. For example, the monthly payment for a loan in the amount of $60,000 would be: $60,000 divided by $10,000 = 6; 6 x$44.90 =$269.40 per month. To compute the above example, we used a margin value and interest rate we have used recently. Your margin value and interest rate may be different and you should ask about the current margin value and interest rate.
